The commission is the most visible cost. It's not the most important one.
Hipcamp takes ~10% of every booking. Airbnb takes ~15.5% from the host. VRBO takes ~3% per booking plus a ~$699/year subscription. Booking.com takes 10–25% (about 15% average). And every one of them also charges your guests an additional service fee on top, which raises the all-in price and quietly suppresses bookings. On $6,000 in stays, you're handing $600–$1,500 a year to a corporation that doesn't own your land, doesn't know your guests, and did none of the hosting — while your guests pay even more than that to book with you.
The guests who love your property? They belong to the platform. Their contact info, their booking history, their loyalty: all of it lives in the platform's database. If the algorithm stops showing your listing, those relationships vanish with it.
Transactions processed through commercial platforms are commercial transactions. That can trigger occupancy and lodging tax obligations, 1099-K income reporting, and the attention of every local ordinance written to regulate "short-term rentals." Private agreements between club members are a fundamentally different activity.
You agreed to their terms of service, which means they can change your cancellation policy, force you to accept refunds, suspend your listing, and remove you entirely. Any time. For any reason. With your guests, your reviews, and your history held hostage.
Your property, your location, your photos, your guest reviews: all public, all searchable, all controlled by the platform. Private land listed on a public platform isn't private anymore. Anyone can see it, screenshot it, and share it.
Public platforms come with anti-discrimination rules that limit your ability to choose your guests. As a private property owner, you have the right to decide who comes onto your land. The platform's terms quietly take that right away from you the moment you list.

Open your land to any or all of the three. One Charter Host membership covers everything; you decide which you want to offer, and you can add the others later as your property grows into it. Your tier is set by your site/cabin count, not by what you offer.
Open your campsites, RV spots, cabins, yurts, or recreational land to fellow members under a private agreement.
Replaces: Hipcamp (~10%), Airbnb (~15.5%), VRBO (~3% + ~$699/yr), Booking.com (10–25%) — plus guest-side fees on top.
If your property has the room, open it for weddings, retreats, anniversaries, reunions, or small private gatherings.

For homesteads, working farms, and ranches: invite a helper to stay in exchange for room, board, and meaningful work.
Replaces: Workaway, WWOOF, HelpX — all of which list your property publicly and charge annual subscriptions to access listings.
